Boiler servicing: how often it is needed
There are two deadlines and they are often confused. Servicing follows the instructions of the manufacturer and the installer, and for many gas boilers that means one visit a year. The flue gas check with the boiler inspection sticker (bollino), for gas boilers between 10 and 35 kW, must be done every 2 years under the rules of the Comune and the Metropolitan City of Naples, and on a new boiler the first time is after 4 years.

A neglected boiler can burn badly and produce carbon monoxide, a gas with no smell. If you get a headache, nausea or drowsiness at home while the boiler is on, switch it off, open the windows, go outside and call 112. Internal cleaning and flue gas analysis are done by the qualified engineer with the casing open: you must not take anything apart.

Two different deadlines: servicing and the flue gas check
Servicing is the cleaning and checking of the boiler. DPR 74/2013 requires it to be done following the installer's and manufacturer's instructions, and the Ministry of the Environment clarifies that the law does not set one frequency for everyone. The right answer for you is therefore in the manual for your model.
The energy efficiency check is the flue gas analysis, with a report that the engineer sends to the heating systems register. In Campania it is regulated by regional law 39/2018. In the city of Naples and in the municipalities covered by the Metropolitan City of Naples, for gas boilers between 10 and 35 kW it is done every 2 years, and the first time 4 years after commissioning. In the other provinces the schedules are set by the competent authority, and the engineer knows them.
The check comes with a payment, the heating systems contribution, which everyone calls the bollino: in Naples and the Metropolitan City it is 13 € every 2 years in this range, and 26 € for the first check after commissioning. Many people still call it the blue bollino, but today it is paid online together with the sending of the report.
Who has to do it: tenant or landlord
Under D.Lgs. 192/2005, the person responsible for an apartment's system is whoever lives there, in whatever capacity: the tenant in a rented home, the owner in a home that is not rented. It is up to them to arrange servicing and the flue gas check.
The costs usually follow the same path. Under the Civil Code, small repairs due to use fall on the tenant, and case law includes the annual cleaning and the flue gas check among them. Repairs due to the age of the boiler and its replacement stay with the landlord. The contract can split some costs differently, so reread it.
If you move into a rented home, for independent systems the change of responsible person must be notified to the register within 30 days: ask the engineer how to do it at the first visit.
How much servicing costs
The price depends on the model, how dirty it is and what has to be replaced. That is why with us you book the service with flue gas analysis online and see the full price for your home straight away, with the bollino separate. The engineer leaves you the completed logbook and tells you what they found.
If a part has to be replaced, the quote must reach you before the work. Skipping the checks costs more: D.Lgs. 192/2005 provides a penalty of 500 to 3,000 € and, if an inspection finds the system without a valid report, the inspector's visit is paid for.
Lost logbook or missed checks
If you have lost the logbook, the engineer fills in a new one at the next visit, which records the checks from then on. Keep copies of old reports, if you have them. For systems followed by the Metropolitan City of Naples you can see the logbook and the reports sent in your personal area of the register, with your tax code and the system code.
If you skipped servicing in past years, the missed years cannot be made up. Do the check now: the schedule restarts from the date of the new report. Until then you remain exposed to the penalty and to a paid inspection, and a neglected boiler uses more fuel.
When to stop and call a technician
- You smell gas: no switches and no flames, open the windows, shut off the gas at the meter if you can do it safely, go outside and call the gas emergency service or 112 from outside
- You see soot marks on the boiler or near the flue outlet
- You get a headache, nausea or drowsiness with the boiler on: switch it off, open the windows, go outside and call 112
- The report lists prescriptions or says the system cannot operate: do not switch it back on until it has been fixed
- More than 2 years have passed since the last flue gas check, or the logbook is missing or incomplete
Frequently asked questions
Is boiler servicing mandatory?
Yes. The person responsible for the system must have it serviced according to the manufacturer's instructions and, for boilers above 10 kW, must have the periodic flue gas check done. Without the check report, under the Metropolitan City of Naples rules the servicing counts as not done.
How often is the boiler bollino due?
In the city of Naples and in the municipalities covered by the Metropolitan City, for gas boilers between 10 and 35 kW, every 2 years, with the first check 4 years after commissioning. In other municipalities in Campania, ask the engineer, because the local authority sets the schedule.
Is boiler servicing up to the tenant or the landlord?
In a rented home, routine servicing and the flue gas check fall on the tenant, who is the person responsible for the system. Replacing the boiler and repairs due to wear over the years stay with the landlord. Always check what the contract says too.
I lost the boiler logbook. What do I do?
Ask the engineer to fill in a new one at the next visit. If past checks were sent to the register, they still appear there and the engineer can find them with the system code.
I skipped servicing in previous years. What do I risk?
If an inspection arrives, a penalty of 500 to 3,000 € and a paid inspection. The missed years do not have to be made up: do the servicing and flue gas check now, and the schedule restarts from there.
How much does boiler servicing cost?
In the Naples area it starts at about 60 € for the flue gas check with the logbook, plus about 60 € if cleaning is needed, plus the 13 € bollino. In Campania we do it ourselves: you book the visit online and know the price beforehand.
